What is the SEAI Window and Door Grant?

The new SEAI grant is part of the Better Energy Homes Scheme and allows for energy upgrades in many homes making them more comfortable and energy efficient. Grants for windows and doors were previously only available for homes undergoing deep retrofits. Now, eligible homeowners will be able to apply for a stand-alone grant of up to €4000 for the installation of energy-efficient windows and up to €800 per energy efficient door (max 2). This new grant is designed to make upgrades more accessible for more homeowners.

Understanding the SEAI Window and Doors Grants

Who Can Apply

Properties owned by the following applicant types are eligible:

  • Homeowners
  • Companies and owner management companies
  • Registered charities
  • Holiday home owners
  • Approved Housing Bodies (AHB)
  • Landlords

The home must have

  • an MPRN
  • be built and occupied prior to 2011. Applicants can apply directly to the SEAI for the windows grant, the doors grant or both.

How much is the SEAI Grant for Windows and Doors?

The grants being offered to eligible homeowners are as follows:

Windows

  • Apartment: €1,500
  • Mid-Terrace: €1,800
  • Semi-Detached/End of Terrace: €3,000
  • Detached: €4,000

External Doors

  • €800 per door (max of 2 doors)

Eligibility: Who Qualifies for the SEAI Window and Door Grant?

  1. You must be replacing existing single or double glaze windows with high performing windows
  2. You must be replacing inefficient doors
  3. You must have adequate attic and wall insulation

How will I know if my home has adequate insulation?

  • Check past upgrades. If the home previously received SEAI grants for attic and wall insulation, then sufficient insulation is in place.
  • Check your existing BER Advisory report to see if your attic and wall insulation is 'Good' or 'Very Good'. You can find your existing BER certificate and advisory report on the national register. You will need your MPRN to access your BER.
  • If you don’t have an Advisory Report as part of your BER. Get advice from a BER assessor who can analyse older BERs or perform a pre-works BER assessment. If they indicate you need to upgrade either attic or wall insulation, then grants are available from SEAI.

SEAI Grant Payment Criteria

  • A post-works BER is required after new windows and doors are installed, and this is grant-aided. Homeowners may choose a combined pre- and post-works BER service.
  • New windows and doors meet the required U-values (1.4 W/m2K, or better). This is confirmed on the declaration of works form signed by the contractor and homeowner.
  • The property must meet a Heat Loss Indicator (HLI) value of 2.3 W/ K·m2 or better OR the attic and walls are noted as “Good” or “Very Good”. This indicator will be in your post-works BER Advisory Report.

Before You Apply

Choose how to manage your upgrades. You can either:

  • Apply yourself. Apply for the grant and manage the upgrade using a registered contractor such as Senator Windows. The grant is paid directly to you once the works are completed.
  • Use a One Stop Shop to manage the upgrade. The One Stop Shop applies for the grant on your behalf and looks after the upgrade from start to finish. With this route, the grant is deducted upfront from the cost you pay the One Stop Shop.

How to Apply

This is the process to follow if you're applying for the grant yourself. If you're using a One Stop Shop, they will manage this process for you.

  1. Get a quote from registered contractors, including Senator Windows
  2. Apply to SEAI for grant offer
  3. Wait to receive a grant offer from SEAI (do not commence works prior to receiving your grant offer)
  4. Complete the works
  5. Get a post works BER
  6. Submit required documents to SEAI
  7. Once criteria are met, the SEAI will pay your grant into your account (inspection may apply)
